Commercial Manager - Tier 1 Main Contractor - Dublin

Experience: 10+ years' main contracting commercial experience (Data Centre, Life Sciences, Commercial, or Infrastructure)

Our client is an award-winning Tier 1 international main contractor delivering major schemes across data centre, life sciences, commercial, and infrastructure sectors in Ireland, the UK, and Europe.

The Commercial Manager is required to lead the commercial function and oversee multi-disciplinary project delivery across Dublin.

Based in Dublin, they will take responsibility for financial performance, interim/final valuations, cash flow forecasting, subcontractor procurement, and the management and mentoring of project commercial teams.

Manage and direct the full commercial function across major building, data centre, life sciences, or infrastructure schemes in Dublin

Prepare monthly, interim, and final valuations, payment applications, and cost reconciliations for main contracts, subcontractors, and suppliers

Lead procurement strategies in conjunction with the Procurement Manager, managing package tender awards and contract placements

Examine contract documentation in detail, identifying contractual risks, scope anomalies, and condition precedents

Prepare and agree contract final accounts, variation claims, and adjustment statements with client representatives

Maintain accurate record-keeping on contractual delays, extension of time (EOT) claims, and risk/opportunity registers

Provide accurate cost data to support executive management cash flow forecasts, monthly Cost Value Reconciliations (CVRs), and financial audits

Perform detailed quantity take-offs to support estimating, procurement, and planning requirements

Lead, manage, and coach a team of Quantity Surveyors and Assistant Surveyors, fostering professional development and SCSI APC progression

Requirements

Degree (Level 8) in Quantity Surveying, Construction Economics, Civil Engineering, or related discipline

10+ years' post-graduate commercial experience, preferably with a Tier 1 Main Contractor

Strong track record delivering major projects in Data Centres, Life Sciences, Commercial, Civil Engineering, or Infrastructure

Chartered status (MSCSI / MRICS) or actively working towards professional chartership

Demonstrated expertise in contract administration (RIAI, PWC, NEC, FIDIC) and sub-contractor management

Strong proficiency in quantity take-offs, commercial management software, and MS Office applications

Exceptional interpersonal, negotiation, and written communication skills
