Our client is one of Ireland's premier Tier 1 building main contractors, delivering landmark commercial, life science, industrial, and hyper-scale data centre developments across Ireland and Europe.

A Contracts Manager (Contract Administration & Commercial) is required to lead the administration, commercial governance, and contractual management for a major critical environment / data centre project on-site in Farciennes, Belgium.

Based on-site in Belgium, they will act as the primary subject matter expert on contract interpretation, change control, extension of time (EOT) claims, dispute avoidance, and risk mitigation across main contracts and European supply chain subcontracts.

Lead full contract administration and commercial governance on-site in Farciennes, Belgium, from mobilization through to project close-out

Provide expert contractual and commercial advice to internal project leads, client teams, and supply chain partners regarding scope boundaries, liabilities, and change control

Prepare, issue, and maintain formal contractual correspondence, notices, delay records, EOT submissions, and loss-and-expense claims to preserve company entitlements

Assess and quantify scope variations, compensation events, and claims; draft negotiation strategies for senior stakeholders

Administer subcontract agreements, ensure terms are strictly enforced, track project milestones, and govern payment certification processes

Maintain contract registers, risk registers, and audit-ready records within the company Document Management System (DMS)

Support procurement teams by reviewing tender returns, drafting commercial contract conditions, and assisting in subcontract award negotiations

Lead dispute avoidance and resolution efforts, liaising with legal advisors where necessary to achieve pragmatic commercial outcomes

Deliver contractual training and guidance to project site teams to improve operational compliance and reduce commercial exposure

Produce executive commercial reports, risk logs, and forecast updates highlighting contractual exposures and mitigation strategies

Requirements

Degree (Level 8) in Quantity Surveying, Construction Law, Commercial Management, or Civil Engineering

8-10+ years' post-graduate contract management/administration experience within a Main Contractor, Developer, or Consultancy

In-depth working knowledge of international forms of contract (FIDIC, NEC, JCT, or bespoke hyper-scale frameworks) and change control principles

Proven experience on high-tech, data centre, or large-scale industrial schemes

Strong commercial acumen with demonstrated experience drafting and assessing formal claims, variations, and contractual notices

Must be willing to be based on-site in Farciennes, Belgium for the project duration

Exceptional written, negotiation, and verbal communication skills with high attention to detail
