Estimator - Main Contractor - Limerick

Pay: Salary €60,000 - €75,000 + Benefits package

Experience: 3+ years' estimating or commercial experience with a Main Contractor (Critical Environments, Data Centres, Life Sciences, or Commercial)

Visa: EU passport or Stamp 4 visa required

Our client is a premier, rapidly expanding main contractor specializing in critical environments, including hyperscale data centres, life sciences, aviation, high-value manufacturing, and critical logistics across Ireland, the UK, and Northern Europe.

The Estimator is required to join their pre-construction and tender delivery team based out of either their Limerick or Dublin office.

Reporting to the Senior Estimator / Commercial Director, they will prepare detailed cost estimates, evaluate subcontractor supply chain packages, analyze tender risks, and support pre-contract negotiations for high-profile capital projects.

Prepare detailed, accurate first-principles cost estimates by reviewing drawings, specifications, BIM models, and tender documentation

Identify commercial risks, gaps, and value engineering opportunities within tender packages to maximize competitive advantage

Source, review, and evaluate competitive quotations from subcontractors and specialist suppliers, maintaining an updated cost database

Analyze subcontractor tender returns, evaluating scope alignments, technical compliance, and pricing exclusions

Collaborate with Quantity Surveying and Commercial teams during pre-contract negotiations and budget handovers

Liaise with Chief Estimators and senior management on contractual conditions, bid submissions, and deadline milestones

Manage and track prelim budgets, equipment allowances, and site output assumptions throughout the tender process

Build and maintain strong supply chain relationships with key subcontractors, manufacturers, and trade specialists

Monitor market pricing trends, material cost movements, labor rates, and regulatory statutory changes

Ensure all tender submissions align with corporate governance, safety standards, and client quality requirements

Requirements

Degree (Level 8) in Quantity Surveying, Construction Management, Civil Engineering, or a related discipline

Minimum 3+ years' post-graduate experience in an estimating or commercial Quantity Surveying role with a Main Contractor

Strong working knowledge of construction methods, labor outputs, plant allowances, and current material/supply chain costs

Experience or exposure to critical environments (Data Centres, Life Sciences, Industrial, or High-Tech builds) is highly advantageous

Proficient in estimating software systems, quantity take-off applications, and MS Excel

Commercially astute with exceptional numerical, analytical, and negotiation skills

Self-motivated team player with strong communication skills and ability to manage tight tender deadlines
