The Project Quantity Surveyor is required to take commercial responsibility for major construction projects across the Galway and Mayo regions.

Based in the West of Ireland with site travel, they will work alongside Project Managers and site teams to manage project budgets, procurement, subcontract packages, variations, and final accounts to ensure optimal financial performance.

Manage all commercial and contractual operations of construction projects from site commencement through to final account settlement

Prepare, maintain, and monitor detailed project budgets, cost plans, cash flow forecasts, and monthly Cost Value Reconciliations (CVRs)

Manage the procurement process for subcontractors and specialist suppliers, including tender evaluations, scope reviews, and contract awards

Measure, value, and certify works completed by subcontractors, managing monthly payment applications and variation settlements

Prepare, submit, and agree interim valuations and final account statements with client representatives and PQS consultants

Assess, record, and negotiate variations, compensation events, and scope change orders to protect commercial margins

Monitor project expenditure against budgets, identifying cost-saving opportunities and commercial risk mitigations

Prepare concise monthly commercial performance reports and financial summaries for senior management

Collaborate closely with Project Managers and site teams to align project delivery with commercial, quality, and programme milestones

Requirements

Degree in Quantity Surveying, Construction Economics, or a related technical discipline

4-6+ years' post-graduate Quantity Surveying experience within the Irish or UK construction industry (Main Contractor experience preferred)

Demonstrated track record managing commercial aspects across residential, commercial, healthcare, industrial, or public sector projects

Solid working knowledge of standard construction contract forms (RIAI, PWC, Design & Build)

Strong commercial acumen, measurement skills, negotiation capability, and cost management expertise

Proficient in Microsoft Excel, quantity take-off software, and commercial management systems

Full clean driver's licence and willingness to travel across project sites in Galway and Mayo
