Project Surveyor - Tier 1 Main Contractor - Dublin

Our client is one of Ireland’s leading Tier 1 building main contractors, renowned for delivering landmark commercial, residential, healthcare, educational, and high-tech capital projects across the country.

A Project Surveyor is required to join their commercial delivery team on site for major building developments based in Dublin.

Reporting to the Commercial Manager and collaborating closely with site project managers, they will take full commercial and contractual responsibility for assigned packages throughout the construction phase—managing procurement, measurement take-offs, interim payment valuations, variation pricing, and cost monitoring from commencement through to project completion.

Lead commercial and contractual management across assigned construction packages to ensure delivery within budget, programme, and quality standards

Prepare, submit, and maintain detailed measurement records, valuation schedules, and monthly interim payment applications

Assess, quantify, price, and substantiate scope variations, contract claims, and compensation events, preparing clear recommendations for clients and commercial leadership

Administer subcontract and specialist supplier agreements, issuing formal site instructions, certifying payments, and monitoring milestone compliance

Conduct regular site inspections and progress audits to verify installed quantities, quality of workmanship, and adherence to project specifications

Produce monthly cost monitoring reports, Cost Value Reconciliations (CVRs), budget updates, and financial risk/opportunity analyses

Liaise daily with Project Managers, site teams, design consultants, and client representatives to resolve commercial and technical matters promptly

Maintain structured commercial records, change registers, and audit-ready correspondence within the Document Management System (DMS)

Lead trade package procurement, issuing tender enquiries, evaluating returns, and negotiating commercial terms

Support project risk management by developing contingency analyses, sensitivity assessments, and value-engineering initiatives

Participate in project progress meetings, draft minutes, manage contractual action logs, and communicate financial updates to stakeholders

Requirements

Degree (Level 8) in Quantity Surveying, Construction Economics, Commercial Management, or a related discipline

4-6+ years' post-graduate experience as a Project Surveyor or Quantity Surveyor with an established Main Contractor or Consultancy

Solid working knowledge of standard Irish construction contracts (RIAI, Public Works / CWMF, Design & Build)

Demonstrated experience in measurement take-offs, interim payment applications, change control, and contractual entitlement principles

Proficient user of Microsoft Excel, commercial cost databases, and Document Management Systems (DMS)

Strong numerical, analytical, negotiation, and written communication skills

Excellent time-management and organizational capabilities with the ability to manage competing priorities under site deadlines

Full clean driver's licence and willingness to work on project sites across Dublin
