Quantity Surveyor - Main Contractor - Dublin

Our client is a well-established Tier 2 building main contractor delivering high-quality commercial, residential, education, and refurb projects across the Greater Dublin Area.

The Quantity Surveyor is required to join their expanding commercial team to manage commercial operations on new building developments in Dublin.

Reporting to a Senior Quantity Surveyor or Commercial Manager, they will manage subcontract packages, measure site works, prepare valuations, assess variations, and support commercial delivery from commencement through to final account.

Manage the commercial and contractual delivery of assigned packages on building projects in Dublin

Measure and value works completed by subcontractors and specialist suppliers

Prepare, submit, and agree monthly payment applications and interim valuations with clients and PQS consultants

Procure subcontracts, conduct tender evaluations, and prepare subcontract agreements

Assess, negotiate, and process subcontractor payment applications, variations, and account settlements

Track project expenditure against budgets and contribute to monthly Cost Value Reconciliations (CVRs)

Maintain accurate commercial documentation, variation logs, and delay records

Collaborate closely with Project Managers and site teams to drive cost control and commercial compliance

Requirements

Degree (Level 8) in Quantity Surveying, Construction Economics, or a related discipline

2+ years' post-graduate Quantity Surveying experience with a Main Contractor or Developer

Demonstrated experience on commercial, residential, or public building projects

Good understanding of standard Irish construction contracts (RIAI, Public Works, Design & Build)

Proficient in Microsoft Excel, quantity take-off software, and commercial management systems

Strong communication, negotiation, and organizational skills

Salary €45,000 - €60,000 depending on experience
