A Quantity Surveyor / Senior Quantity Surveyor is required to join their commercial team in Limerick, taking site-based commercial responsibility for building projects across the Mid-West region.

Reporting to the Associate Director of Surveying, the successful candidate (open to mid-level through senior professionals with 4+ years' experience) will manage project costs, oversee subcontractor procurement, maintain contract compliance, and drive financial performance from procurement to final account close-out.

Lead project procurement activities, including tender document preparation, tender analysis, subcontractor selection, and order placement

Manage appointed subcontractors from order placement through to final account agreement, assessing interim payment applications and variations in line with company SOPs

Identify, notify, and substantiate main contract variations, ensuring contractual entitlements are protected throughout the project lifecycle

Monitor contra charges, issue formal contractual notifications, and maintain detailed variation logs

Prepare accurate monthly client payment applications, variation submittals, and final accounts

Collaborate with project site teams and design teams to evaluate the commercial impact of scope changes and mitigate cost overruns

Prepare monthly cost reports, CVRs, cash flow forecasts, and project financial analyses for senior management

Assist pre-construction teams with tender pricing and commercial reviews as required

Mentor and guide junior commercial team members as appropriate for experience level

Requirements

Degree (Level 8) in Quantity Surveying or Construction Economics essential

Minimum 4+ years' post-graduate Quantity Surveying experience with a Main Contractor or Major Subcontractor

Chartered status (SCSI / RICS / CIOB) or an ambition to achieve accreditation supported

Proficient in Microsoft Excel and cost management software (Buildsoft, Cubit, or Bluebeam)

Strong analytical, numerical, and contractual writing skills

Full clean driver's licence and willingness to be site-based in Limerick
