Our client is a premier independent construction consultancy (PQS) providing market-leading cost management, project management, and advisory services to high-profile clients across Ireland and Europe.

A Senior Quantity Surveyor is required to join their European data centre practice on-site in Helsinki, Finland, delivering commercial governance and cost management for a major hyper-scale data centre build.

Acting as the Client Quantity Surveyor (CQS) / PQS lead on-site, they will take full ownership of post-contract cost management, change control, valuation assessments, and financial reporting, working in a fast-paced environment alongside client leads and tier 1 contracting teams.

Lead client-side post-contract cost management and commercial governance on-site for major hyper-scale data centre developments in Finland

Oversee cost control workflows, baseline budget tracking, and monthly financial reporting for complex structural and MEP packages

Evaluate, negotiate, and substantiate major contract variations, compensation events, and design changes with main contractors and specialist supply chains

Review main contractor interim payment applications, perform progress measurements, and issue client valuation certifications

Identify commercial risks, maintain project risk registers, and implement mitigation strategies to protect client baseline investments

Manage package procurement, tender appraisals, and contract alignment during active construction phases

Conduct detailed cost-to-complete analyses, cash flow projections, and executive reporting for international tech client stakeholders

Manage client-side final account negotiations and financial close-out across civil, CSA, and MEP packages

Build strong, proactive working relationships with client leads, design teams, and main contractors on-site

Requirements

Degree (Level 8) in Quantity Surveying, Construction Economics, or Commercial Management

5-8+ years' post-graduate Quantity Surveying experience within a Consultancy (PQS) or Tier 1 Contractor

Direct construction-stage Data Centre project experience in Europe essential (local Finnish or Nordic data centre experience as PQS/CQS highly advantageous)

Strong technical exposure to Mechanical and Electrical (MEP) infrastructure or heavy CSA packages

Chartered status (SCSI / RICS) or actively working towards professional accreditation preferred

Excellent client-facing profile with exceptional analytical, communication, and negotiation capabilities

Willingness to be based on-site in Helsinki, Finland for the project duration
