Our client is a premier Irish main contractor delivering large-scale commercial, civil, and industrial projects nationwide.

The Senior Quantity Surveyor is required to manage the commercial, financial, and contractual delivery of multi-million euro educational facilities and residential housing developments.

Based out of the head office in Swords, they will oversee cost control from initial procurement through to final accounts, maximizing commercial return while maintaining strong client and subcontractor relationships.

Manage the full commercial lifecycle of major residential housing developments and educational / school design-and-build projects

Oversee procurement, negotiation, and placement of trade subcontracts, evaluating tenders and issuing contract documentation

Prepare, submit, and agree monthly interim valuations and progress applications with clients and Employer’s Representatives

Maintain robust internal financial controls, including monthly Cost Value Reports (CVRs), cash flow projections, and profit/loss forecasts

Review, value, and negotiate variation orders, claims, and extension of time (EOT) requests in accordance with contract terms

Manage sub-contractor accounts, including interim payments, variations, payless notices, and agreement of final accounts

Provide proactive contractual advice to project directors and project managers to mitigate commercial risks

Lead, mentor, and assist in managing junior and assistant quantity surveyors within the commercial team

Build and foster strong working relationships with local authorities, Department of Education representatives, consultants, and subcontractors

Requirements

Degree (Level 8) in Quantity Surveying or Construction Economics (or SCSI / RICS accredited equivalent)

6+ years' post-graduate experience as a Quantity Surveyor within a main contracting environment

Proven track record managing major educational (schools) or social/private residential housing contracts in Ireland

In-depth knowledge of standard Irish construction contracts (including Public Works Contracts and RIAI forms)

Strong commercial acumen, contract administration, negotiation, and risk management capabilities

Proficient in Microsoft Excel and measurement/cost software (e.g., CostX, Bluebeam, or Cubit)

Excellent leadership, communication, and organizational skills
