Our client is a well-established building and civil engineering main contractor with a strong portfolio of commercial, residential, educational, and public sector developments across Ireland.

A Senior Quantity Surveyor is required to join their commercial team on site for a flagship project based in South Dublin.

Reporting to the Commercial Director and working closely with senior project managers, they will lead the commercial management of the project, overseeing procurement, cost control, financial reporting, contract administration, and final accounts, while mentoring junior commercial staff.

Lead day-to-day project cost control, commercial governance, and financial strategy for a major construction scheme in South Dublin

Manage specialist subcontractor procurement, review tender enquiry packages, and present commercial comparisons to Directors for award

Prepare, submit, and negotiate monthly interim progress payment applications and client valuations

Prepare comprehensive monthly cost reports, CVRs, margin analyses, and cash flow forecasts for executive management

Collaborate closely with Project Directors and Site Managers to identify, measure, price, and negotiate scope variations and complex contract claims

Monitor supply chain performance, manage contractual notices, approve interim payment submitals, and oversee contra-charges

Negotiate and settle main contract and subcontractor final accounts in a structured, timely manner

Oversee, guide, and mentor site-based Assistant/Project Quantity Surveyors assigned to the project delivery team

Maintain robust commercial documentation, risk registers, and contractual records throughout the build life cycle.

Requirements

Degree (Level 8) in Quantity Surveying, Construction Economics, or a related discipline

6-8+ years' post-graduate Quantity Surveying experience with a top-tier or established Main Building Contractor

In-depth understanding of the Irish construction market, commercial cost management practices, and standard contract forms (RIAI, Public Works, Design & Build)

Proven track record managing major building projects and leading commercial discussions with clients and PQS consultants

Strong operational, numerical, and contractual writing capabilities with high attention to detail

Exceptional leadership, communication, presentation, and negotiation skills

Full clean driver's licence and willingness to be site-based in South Dublin
