Our client is one of Ireland's premier Tier 1 building main contractors, delivering major commercial, residential, healthcare, and educational schemes nationwide.

The Senior Quantity Surveyor is required to oversee the commercial and contractual performance of major building projects throughout their full project lifecycle.

Based out of their Dublin office in Northern Cross with hybrid working flexibility, they will lead pre-contract activities, subcontractor procurement, interim valuations, variation accounts, and project financial close-out.

Lead the commercial and contractual management of major building schemes across pre-contract, delivery, and post-contract stages

Prepare and maintain project budgets, commercial targets, cost plans, and monthly Cost Value Reconciliations (CVRs)

Oversee subcontractor procurement, lead pre-award meetings, prepare tender analyses, and finalize subcontracts

Manage interim payment applications, progress valuations, variation accounts, and change control procedures

Monitor project expenditure, execute cost control activities, process contractor payments, and issue financial reports to executive management

Draft and handle formal contractual correspondence, protecting main contract entitlements and mitigating commercial risks

Finalize subcontractor accounts, settle client accounts, and manage project financial close-out in line with corporate governance

Ensure all commercial documentation, project logs, and records are maintained to auditable standards

Requirements

Degree (Level 8) in Quantity Surveying, Construction Economics, or a related technical discipline

Minimum 5+ years' post-graduate Quantity Surveying experience gained with a Building Main Contractor

Demonstrated experience managing commercial aspects of commercial, residential, or large-scale building developments

Strong working knowledge of standard Irish construction contracts (RIAI, Public Works, Design & Build)

Advanced proficiency in commercial management software, quantity take-off systems, and MS Excel

Self-starter with exceptional organizational, written, and oral communication skills
